The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property. How does a floorplan service work?During a floorplan service, an appraiser measures the property with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they make note of the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch out the property. Then, the appraiser types up a report and a more detailed floorplan showing the total living area and the general layout of the house. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more. When is a home measurement or floorplan service needed?Property taxesProperty tax records frequently reflect the wrong area of a property because the values can come from many sources, and sometimes go unverified — which means you may be taxed for more square footage than you have! Unless an appraiser has recently completed a valuation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a home measurement service before contesting what you're taxed. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying. Putting your property up for saleA floorplan service will secure fair market value for your house. Square footage is one of the biggest elements potential buyers examine when purchasing a house — but since square footage values are often estimated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only decreases the potential selling price for your property, but possibly even the number of interested buyers. The only sure method of using an accurate GLA when listing your home is to reference a previous appraisal or measurement service executed by an appraiser (after any remodeling that might have affected square footage). Information for real estate agentsTo ensure that your client's property closes at a price that properly reflects true market value, we advise requesting a home measurement of the property. Your clients, and potential buyers, will be grateful for your attentiveness, and you can be certain that the GLA on your client's listing is a true representation of their home. A measurement can also be a great marketing tactic for getting potential buyers interested because they can see the layout and characteristics of the home before and after touring.
